 Miami Dade and Broward County are cracking down on properties listed on Airbnb and other Short Term Rental websites that are not registered from the state level down to the city level. As Airbnb business opportunities become more popular and lucrative, governing parties are raising the standards required for Hosts to legally operate a short term rental property whether its multifamily or single-family homes, apartments or condos. 

Not being registered opens hosts to high fines and liability, if a minor or major accident happens when your renting and your Airbnb is not legally registered. Guests can potentially use this as proof of negligence when are seeking compensation.

Some cities require you carry Short Term Rental Insurance as an extra layer of protection before granting your property active for rent. When you select your city if this applies to you will be sure to recommend companies you can work with.

 

Costs: 

Every city carries its own application costs after selecting the city you'll be registering in the specifics on how much they charge to be in the product description.  Some cities do charge later registration fees also but no worries one of our registration clerks can help you if you have any questions. City of Hollywood:

First, check your property zone to be sure it is allowed for rent. 

  • $500 New Application Fee
  • $250 Renewal, Annual Application
  • $25 Owner-occupied fee

- Inspection fee: $225 per inspection for building 1,500 square feet or under, plus $0.10 per additional square foot over 1,500 square feet.

- Re-inspection Fee $50.00

The City of Oakland Park:

 

VACATION RENTAL LICENSE

First, check your property zone to be sure it is allowed for rent. 

  • $250 Registration Fee

- $100  Annual Renewal

  • $175 Inspection Fee

- Re-inspection fee: $50

***Penalties:  $250 fine a day per violation for a first of offense to $500 a day per offense and $150 Administrative fee.

 

 

The City of Wilton Manors:

Safety Inspection, Re-Inspection, and No-Show Inspection. A minimum fee of $50.00 plus inspector(s) fee based on re-inspection requirements and no show as follows

The City of Sunny Isles:

  • Local Business Tax Receipt (includes application fee):$110
  • Vacation Rental License:$100
  • Late Vacation Rental License Payment Fee:$50
  • License Renewal Fee:$100 each (Vacation Rental License and Local Business Tax Receipt).

*** PENALTIES: Within any continuous 12-month period:

First Offense: $1,000

Second Offense: $2,500

Third Offense: $2,500 and a 1-year suspension of Short-Term Vacation Rental License


The City of Miami Springs:

 Certificate of Use issued by the Miami Dade Department of Regulatory and          Economic Resources (RER).

  •                 Fee $136.77 for Certificate of Use and required inspection

**Operating a vacation rental without a Certificate of Use is a violation of the County Code and the civil penalty schedule is as follows:

    1st Offense = $100.

    2nd Offense within 24 months of 1st offense = $1,000.

    3rd Offense within 24 months of most recent of the preceding offenses as well as subsequent offenses = $2,500.

     

    The City of Miami:

                    The fee to apply for a license issued $750.00

                    Renewing an existing license  $500.00


    **Any violation of sections 12-266 et seq. shall be punishable as a second-degree misdemeanor and by a fine of up to $500.00 per day, per unit, per violation or both.

    In addition to any other fine or penalty provided for in this section, any person who operates a vacation rental without a license issued under this chapter may be subject to arrest and shall be guilty of a first-degree misdemeanor.

    The City of Ft Lauderdale

    (Up to 4 units under the same roof. This fee includes the first 2 inspections)

    • $80 Owner Occupied Vacation Rental Renewal RegistratioN
    • $75 Safety Inspection, Re-Inspection and No-Show Inspection (Assessed for each additional inspection) 

     The City of North Lauderdale

    First, check your property zone to be sure it is allowed for rent. 

    • $65 Application Fee
    • $32 Inspection Fee

    How long does this process take?

    All applications can be completed and submitted within one working week if all the necessary information is provided by the applicant. After being submitted it depends on which city can range from 1-3 weeks before approval. Due to the time, it takes for final approval we recommend getting the process started asap in order to speed up the process.

    Fines & Penalties:

    Every city has different fines and penalties for not following short term rental registration laws which range from $150 warning fees - $500 daily fines. We have seen fines that rang up to $15,000 for not being registered and they were in operation less than 2 months.

    The best way to go about Airbnb is doing it the right way because it's not worth the headache of going to court or paying a heavy fine that can cripple your business or place a lean on your property for non-payment because thats the only alternative.
